These terms and conditions explain the rights and responsibilities of the client and Allforproperty Limited.

 

1. Quotations:

   - Allforproperty Ltd will provide all customers with a detailed written quotation for the completion of the works. If any clarification is required, please contact us for further information. Additional works can be provided subject to a written confirmation including cost.

 

2. Contract Formation:

   - A ‘contract’ with Allforproperty Ltd is an agreement by the client to have work undertaken based on a written quotation headed ‘Quote/Estimate’ submitted directly to the client on an official Allforproperty Ltd letterhead, forming a clear and straightforward contract between the two parties.

 

3. Acceptance and Validity of Quotations:

   - Once a quotation has been accepted (either verbally or in writing) and the client has paid their deposit, a contract is formed, and these terms will come into effect. Quotes are valid for 30 days from the date on the quote.

 

4. Cooling-Off Period:

   - After entering into a contract with Allforproperty Ltd by paying their deposit, clients have a 14-day cooling-off period to cancel the contract. Cancellation can be done via phone or email to Allforproperty Ltd.

 

5. Work Hours and Site Access:

   - All prices quoted are based on free access and unimpeded working during our normal working hours (9am – 5pm Mon – Fri), unless otherwise agreed. We may be on site until 6pm or on a Saturday with prior client agreement.

 

6. Planning Permission and Utility Changes:

   - It is the customer’s responsibility to arrange planning permission, building control, and any utility changes. Proof of planning permission may be requested prior to beginning work if required.

 

7. Commencement of Work:

   - Work will commence under the assumption of uninterrupted progress in accordance with planning permission where applicable. Allforproperty will not be held liable for costs incurred due to delays from unforeseen circumstances.

 

8. Practical Arrangements:

   - All practical arrangements regarding working methods will be agreed upon with the client to minimize disruption and allow efficient work.

 

9. Site Access:

   - Free access is required for the delivery of building materials, plant, machinery, skips, etc.

 

10. Materials on Site:

   - All used or removed materials on-site remain the property of Allforproperty Ltd and will be disposed of accordingly.

 

11. Employment and Subcontracting:

   - Allforproperty Ltd may directly employ or subcontract labor on site. Each subcontractor is responsible for their own third-party liability. Plumbing subcontractors are CORGI registered, and electricians are Part P certified. Allforproperty Ltd will oversee all works to completion, taking full responsibility for the contract with the client.

 

12. Payment Plan:

   - A payment plan will be provided to the client prior to the commencement of works. This usually includes a 30% deposit, staged payments, and a final payment upon completion, unless otherwise agreed. Deposits are non-refundable but will be fully refunded if Allforproperty Ltd cancels the work.

 

13. Invoicing and Payments:

   - Invoices will be issued before the relevant payment date and serve as receipts for payment. Payments must be made timely to avoid work progress being impeded or ceased. Preferred payment method is bank transfer, with bank details included in the invoice. All invoices must be paid within 14 days of the issue date.

 

14. Insurance:

   - Allforproperty Ltd has Public Liability Insurance up to £5,000,000, covering all general building practices within our policy.

 

15. Data Protection:

   - All client information is retained in accordance with the Data Protection Act 1998, with all personal and other client details remaining confidential.

 

16. Guarantees:

   - Customers receive a full guarantee on workmanship for 1 year. This covers new work and materials used, but not existing structures, materials, or decorations. Plastering work has a 6-month guarantee. Decoration work is not covered by the guarantee and is signed off upon completion.

 

17. Existing Structures:

   - No responsibility is taken for perished or rotten materials in existing structures, whether detected or undetected at the time of contract.

 

18. Boiler and Radiators:

   - Allforproperty Ltd is not responsible for the suitability of the existing boiler for additional plumbing works. Any necessary parts will be supplied at trade cost. We are not responsible for the effectiveness of radiators removed and replaced during the work.

 

19. Protection of Existing Surfaces:

   - Existing surfaces will be protected using dust sheets and loose plastic sheeting. Additional protection arrangements can be made at an extra cost. Clients are advised to move expensive or sentimental items before work begins. We are not liable for any damage to furniture moved during work or for theft or loss of valuables.

 

20. Discounts and Retentions:

   - Prices are based on the understanding that no retentions are held unless previously agreed and authorized. No discounts are given unless confirmed in writing.

 

21. Attitude and Completion:

   - We will maintain a helpful attitude and aim to complete the building works satisfactorily, taking into account weather conditions, material availability, and unforeseen circumstances.

 

22. Photography and Marketing:

   - Allforproperty Ltd may take progress pictures of projects. These images may be used in our portfolio, on our website, and on social media for marketing purposes. Clients can opt out by notifying us via email at the start of the work.
